India’s first mortgage guarantee company is supporting 2 lakh+ homebuyers

Mumbai, 20 August, 2026: India Mortgage Guarantee Corporation (IMGC), India’s first mortgage guarantee company, today announced that it has crossed Rs50,000 crore in cumulative home loan guarantees. The milestone marks another step in the company’s work to make homeownership easier and more affordable for families across India. MG give lenders the confidence to say yes to more borrowers, including many first-time and middle-income buyers who might otherwise struggle to qualify.
IMGC’s growth momentum

India’s housing finance market is growing, helped by rising incomes, more people moving to cities, and steady demand for homes. Individual home loans outstanding reached ₹39.79 lakh crore as of June 30, 2026 ,according to the National Housing Bank (NHB) and IMGC is helping lenders serve more of it.
CRISIL Ratings expects home loans—the largest segment of non-bank mortgage finance to grow by 12–13% in FY27. As this market grows, lenders will need ways to share risk sensibly, so they can lend to more people without lowering their credit standards. That is where mortgage guarantees come in.
India’s mortgage-to-GDP ratio is around 12-13%%. That’s well below other Asian markets at about 30%, and developed markets at about 65%. In other words, home lending in India still has a long way to grow, and IMGC wants to be part of that growth.
India Mortgage Guarantee Corporation (IMGC)
IMGC is India’s first mortgage guarantee company (incorporated in 2012). IMGC is regulated by the Reserve Bank of India's (RBI) guidelines for mortgage guarantee companies (2008). Born out of a vision for making housing affordable, its primary objective is risk mitigation for lending institutions by providing a backstop against credit defaults. IMGC currently has Enact Holdings, Inc., Sagen, National Housing Bank, International Finance Corporation, and Asian Development Bank, as its shareholders. It provides mortgage guarantees on retail home loans to various mortgage lenders.
Since commencing operations in 2014, IMGC has facilitated more than Rs50,000 crore of home loan guarantees, supporting over 2 Lac homebuyers across more than 400 locations nationwide. The company partners with leading banks, housing finance companies to expand access to mortgage finance while strengthening lenders' risk management capabilities.
